The Lake Country Home Watch Process
The foundation of LCHW’s service is scheduled monthly visual inspections of your home or property looking for obvious issues. Our inspections include looking at your house, cottage, or condominium with a trained eye, making sure everything is satisfactory. This includes looking for interior issues like leaks, pests, mold, lighting, electrical, HVAC, and exterior issues like storm damage, pests, landscape issues, lighting, etc. We strongly recommend a minimum of two scheduled visits per month. We have found one scheduled visual inspection visit per month, leaves too much time (30 days) for common problems (pest, mold, HVAC, exterior issues, etc.) to develop and grow.
Following each visit, we generate an automated customized report detailing our findings. Click on the “Services” Tab above for details on HomeWatchIT, the cloud-hosted, scheduling and reporting tool that allows us to build a customized inspection schedule and generate a detailed report for your specific home/property.
We charge a monthly fee to conduct these scheduled inspections. These fees are dependent upon several variables associated with your specific property including; location, size of the home, number of bedrooms & bathrooms, number of scheduled monthly visits, and any customized monthly services you require.
Should we find an issue or potential problem, we will immediately notify you. From there, together we will develop a plan for how you want to proceed.
Additional visits and services over and above the monthly inspections are proposed on a per-call, fixed fee, or project basis.
Why We Do Home Watch
A recent study finds only 29% of second homeowners plan to visit their home six times per year with the average visit less than two weeks. This leaves significant time for these often high-end investments to be left unwatched. Small issues can quickly become major expenses if left unattended.
